Procedure For Applying an Encumbrance Certificate in Andhra Pradesh

Online Through IGRS AP Portal

  • The first step is to visit the official website of IGRS AP.
  • You will be redirected to the homepage of the state registration and stamp department.
  • Select the option ‘EC online’.
  • On the following page, Now select the ‘click here’ option.
  • After that, you have to fill in the details.
  • Enter details are given below:
  • Name
  • Mobile number
  • Aadhaar number
  • Address
  • Email id
  • Then click on the ‘submit’ option.
  • You will receive the user credentials i.e., username and password on the registered mobile number.
  • Now fill in the box with the username and password.
  • After that, you will receive an OTP.
  • Enter that OTP into the column.
  • Now submit the registration page.
  • After that login into the portal again.
  • Then go to the homepage again.
  • Click on the ‘online services’.
  • Select the encumbrance certificate on the following page.
  • Now enter the document number, SRO code or name, and registration year of the property.

Offline Through Meeseva Centre

  • Go to your nearest meeseva center or sub-registrar office.
  • Then buy the concerned form for the application(form no. 22) from the counter.
  • Enter all the required details in the form.
  • Attach all the necessary documents related to the property.
  • Then pay the registration fee on the concerned desk and submit the form there.
  • They will provide you an acknowledgment receipt or registration number.
  • Your application is submitted and you will receive your certificate within 25-30 days duration.
  • You may check your certificate request status online with the number provided to you.

 Procedure To Download Encumbrance Certificate On IGRS AP Portal

  • Firstly visit the official IGRS AP website
  • You will land on the homepage.
  • Check the new initiative bar on the page.
  • After that click on the option ‘online EC’.
  • Now fill in the following details on the following page:
  • Reg. document number
  • Reg. year of the asset
  • SRO
  • District
  • Enter the captcha code in the box.
  • Then you can download the certificate.

Process To Check Market Value of Properties in Andhra Pradesh

  • Firstly, go to the IGRS AP official portal
  • On the left sie of the homepage, click on the ‘Market Value (Basic Rates)‘ tab
  • Now, a new page of unit rates will open on your computer screen
  • After that, you have to select any one of the two options given below
  • Non-Agriculture Rates
  • Agriculture Rates

Subsequently, you have to select the following details

  • District
  • Mandal
  • Village

Now, click on the ‘Submit‘ button

  • Land Rate (Rs. per sq yard)

Revision of Market Value on IGRS AP Portal

  • First of all, go to the Andhra Pradesh land registration portal
  • Now, click on the Revision of Market Value tab on the homepage
  • A new page will open on your computer screen
  • After that, you have to selec the District and Sub-Registrar Office
  • Subsequently, click on any one of the options given below
  • Locality Wise Rates – Urban (Form-1)
  • Urban Door No. Wise Rates (Form-2)
  • Rural Village Wise Rates (Form-3)
  • Rural Survey No. Wise Rates (Form-4)
  • Finally, click on the ‘Submit‘ button and your selected form will be downloaded in the PDF format

EC Issue Timeline

The government authorities issue the certificate timely after the successful submission of the application.

  • In the online procedure through IGRS AP, it takes generally takes 4-5 days to issue the encumbrance certificate.
  • On the other side, the offline application process takes 15- 30 days for the issuance of the document.
